Plumbing in Snellville

Snellville grew fast through the 1970s, 80s and 90s, and most of its houses are from those three decades. That gives the town a fairly predictable set of plumbing problems, and it means a lot of the original equipment is now well past its design life.

What we see in Snellville houses

Polybutylene. Snellville has more of it than almost anywhere we work. If your house was built between the late 1970s and the mid-1990s and has never been repiped, there is a fair chance the grey pipe is still in the walls. Repiping in PEX is the permanent fix and is usually done in a day or two without opening more wall than necessary.

Original water heaters and valves. Many houses are on their second or third water heater, but the shut-off valves, hose bibs and pressure reducing valve are often still the ones the builder installed. A reducing valve that has failed open is a common find.

Slab and crawl-space homes. The flatter lots on the south side have more slab-on-grade houses, where a supply leak shows up as a warm spot on the floor or a water bill that jumps. Leak detection finds it without tearing up the floor to look.

Sewer lines. Older parts of town drain through clay to the street, and the mature trees that make the neighbourhoods attractive are what fill those lines with roots. A camera inspection tells you whether the line needs clearing or a section replaced.

Inside the city limits, permits go through the City of Snellville; outside them, through Gwinnett County. Water and sewer is Gwinnett County Department of Water Resources. Where a job needs a permit, we pull it and meet the inspector.
