Plumbing in Duluth

Duluth has some of the oldest suburban housing in Gwinnett alongside some of the newest, often on the same street. The neighbourhoods built in the 1970s and 80s near the old town and along the river are now at the age where the original plumbing is failing all at once, while the newer developments toward Sugarloaf have modern systems with modern equipment reaching its first replacement.

What we see in Duluth houses

1970s and 80s homes. Cast iron drains, galvanized supply in the earliest ones and polybutylene in the later ones, and original cleanouts that are hard to find. These are the houses where a sewer camera inspection before a purchase or a basement finish pays for itself.

Larger homes on the newer side. Multiple water heaters, recirculation pumps, and long gas runs. When one water heater in a pair fails, the other is usually the same age, and we will say so rather than come back in six months. Tankless conversions are a frequent request here, and the gas line sizing is the part that decides whether they work well.

Water pressure. Elevation changes across Duluth mean some streets see high static pressure and some low. A pressure reading is the first thing we do on any fixture or water heater call.

Finished basements. Common on the sloped lots, and the reason battery back-up sump pumps and automatic water shut-off valves are worth talking about before the basement is finished rather than after.

Permits and water service

Inside the city limits, permits go through the City of Duluth; outside them, through Gwinnett County. Water and sewer is Gwinnett County Department of Water Resources. We handle the permit and the inspection where a job needs one.

Lifetime Workmanship Warranty

Every job we complete is backed by a lifetime workmanship warranty. If our workmanship ever fails, we return and make it right at no charge. Any condition that limits or voids the warranty is explained to you upfront, before work begins.

Questions we get from Duluth homeowners

Do you cover Berkeley Lake and Peachtree Corners as well?

Yes, along with Suwanee, Norcross and the rest of west Gwinnett.

We are finishing the basement. What should we do first?

Have the sewer line and the sump set-up looked at before the walls go up. A camera inspection and a back-up pump cost far less than opening a finished wall later.

Can you replace both water heaters at once?

Yes, and if they are the same age it is usually the better call. You get one visit, one permit and one written price for the pair.
